Rennes Métropole has decided to extend the La Janais joint development zone (Zac), tripling it from 53 to 160 hectares. The zone has changed since its creation in 2018, notably through the compaction of the Stellantis plant, and the new plan aims to attract industrial firms while densifying the site. On 5 November 2026 the metropolitan council also voted an amendment allowing the Excelcar technology platform to sublet its spaces.
What changes
The new perimeter takes in already developed sectors, others with potential for densification, and new sectors. The project aims to host new companies in more compact buildings with shared facilities. It is framed by the national goal of “zero net land take” and by the Local Economic Development Programme (PLAE), voted by the metropolitan council in September 2024. Territoires Rennes, the zone’s developer, carried out the preliminary studies on behalf of Rennes Métropole.
The numbers
From 2030-2031 the programme is to provide 450,000 m² of floor space, delivered turnkey:
| Use | Floor space |
|---|---|
| Industrial activity | 410,000 m² |
| Tertiary or service activity | 40,000 m² |
The priority targets are industrial firms working in sustainable construction and low-carbon mobility. Today the zone covers 53 hectares, of which 24 hectares are developed and available. Five lots are already sold or reserved, and the first two industrial buildings were delivered at the end of 2024 and early 2025. Works on the current zone are due to finish by the end of 2027.
Access and consultation
The site has three main vehicle entrances, and a new access will be created. The plan also includes:
- safe cycle and walking routes serving all firms, linked to the metropolitan express cycle network (REV);
- better public transport, including the future Trambus, a TER stop and bus lines;
- carpooling platforms for employees and parking close to the firms.
A public consultation ran from 8 April to 2 September 2024. The municipalities of Chartres-de-Bretagne, Saint-Jacques de la Lande and Noyal-Châtillon-sur-Seiche were asked for their opinions in June 2025.
Building 78
Building 78, opened in May 2025, is the core of the La Janais site and already hosts companies such as Packgy, Seederal and Safran. On 14 November 2024 the council approved a 5-year public service concession with a group formed by the Ille-et-Vilaine Chamber of Commerce and Industry, Wacano and l’Eclozr. The November 2026 amendment now allows Excelcar to offer its spaces for sublet so that it can host companies.
