The City of Eindhoven has signed a development agreement with Woonbedrijf, B-Right, RMJ Vastgoed and PPHE Hotel Group to continue the plan for the Schellenskwartier. The area lies between the Vestdijk, Geldropseweg, Stratumsedijk and the Dommel, and about 700 homes and related facilities are planned there. The agreement moves the development a step further and follows an extensive preparatory process.

What the area is meant to become

The city describes the Schellenskwartier as a place where living, working, meeting and staying come together in its own urban rhythm. According to the city, the location between the city centre and the Dommel, combined with the area’s industrial history, makes the site unique. The intended result is a neighbourhood with its own character: urban, green, sheltered and connected to its surroundings.

How the plan was prepared

The parties have worked together on the plans since 2022. They first investigated how much could be built, where and how high. The city then drew up a framework, which the city council approved at the end of 2023. Residents and other stakeholders were involved through several participation moments and invited to contribute ideas. The input from these sessions forms the basis for the area’s identity, the urban design plan and the layout of public space.

What happens next

The next phase centres on a change to the environment plan (omgevingsplan):

  • Coming period: work on the change to the environment plan.
  • Before the 2026 summer holiday: the draft can be put out for public inspection, if everything goes according to schedule.
  • After the environment plan is formally adopted and the permit process is completed: construction can start.
  • 2027 to 2035: the area is expected to be developed step by step.

Ultimately, the Schellenskwartier is meant to become a new part of the city on the Dommel where people can live, work, meet and stay comfortably.
